There are various schemes and allowances which are available to landlords or
their tenants which can improve energy efficiency of a property without great financial outlay.
Some of the more important are shown below;
Landlords Energy Saving Allowance (LESA) - individual landlords who pay Income Tax and let residential property and install energy conservation measures detailed below are able to claim a tax reduction in their bill from 6 April 2007. This amounts to £1500 per property, and the allowance will be available until 2015. This is in addition to the 10% allowance for wear and tear.
The energy saving items are:
- Loft Insulation
- Cavity Wall Insulation
- Solid Wall Insulation
- Hot Water System Insulation
- Draught proofing
- Floor Insulation.
In respect of the above, your Tax Office or accountant will be able to provide more information.
There are commonsense steps you can implement now to save money and improve your energy rating

You do not have to wait to start saving money on your utility bills there are real tangible benefits that can be made at no cost or low cost and you may even qualify for Government, Local Authority and Energy Supplier grants to help with your costs.
No Cost Options
- Turn your thermostat down. Reducing your room temperature by 1°C could cut your heating bills by up to 10 percent a year!
- Close the fridge and freezer door and turn the thermometer down to keep food cold in the fridge and not frozen.
- When updating your household appliances look for the most energy efficient replacements.
- Ensure exterior movement sensitive security lights only come in when it is actually dark and stay on for as little time as possible.
- Do you have a hot water cylinder? If so then it should not be set higher than 60°C/140°F.
- On colder days close your curtains at dusk to reduce the heat escaping through the windows.
- Only heat rooms that you use, close the doors to unused rooms.
- Always turn off lights and other electrical equipment when you leave a room.
- Recharge your phone and other battery operated equipment while driving your car.
- Don't leave appliances on standby - switch them off at the wall socket if possible.
- Battery chargers for phones and other equipment should be unplugged or switch off.
- If your not filling up the washing machine, tumble dryer or dishwasher then use the half load or economy option.
- When making a hot drink only fill up the kettle to boil the amount of water you need (remember electric kettles need to have the element covered with water)
Low Cost Options
- In warm dry weather hang those clothes out to dry - invest in a rotary washing line and pegs.
- Do you have outside security lights that light up the whole street? Replace bulbs with a lower wattage alternative.
- Fix that dripping hot water tap - in one week it wastes enough hot water to fill half a bath!
- Replace decorative garden lights with solar powered alternatives.
- Invest in solar powered battery chargers for your phone and laptop computer.
- Use energy saving light bulbs - these energy efficient bulbs now come in a variety of fittings and sizes.
- Eliminate draughts by installing cheap and easy to install brush of PVC seals to your exterior doors, letterbox and keyholes.
- Fit thermostatic radiator valves (TRV) and adjust them to the correct temperature.
- Fit hot water cylinders with an insulated 75mm (3 inch) jacket.
- Insulating your loft space will reduce your heating bills in colder weather and you can fit it yourself for an extra saving - 270mm is the recommended thickness. ( DO NOT OBSTRUCT VENTILATION OPENINGS).
- Get your wall cavities insulated with the one of the many products available today. We would always recommend you use a reputable and approved contractor.
- Have your gas and electrical appliances regularly serviced to keep them operating at optimal performance.
Local and National Government Grants
There is financial help available if you are planning to make energy saving improvements to your home. The Government, energy suppliers and local authorities all provide grants to help you implement energy saving measures in your home.
Government grants of up to £2,700 are available to improve conventional heating and energy efficiency and grants of up to £4,000 are available for areas where Oil heating has been recommended.

Local Authorities provide a variety of grants and offers for local residents to install energy efficiency measures in their home.
Energy Suppliers
The Government's Energy Efficiency Commitment means energy suppliers of a certain size operating in Great Britain are obliged to help achieve targets for improving home energy efficiency.
These suppliers therefore provide a range of offers which significantly reduce the cost of installing energy efficiency measures. What's more, you can take up offers from any of the energy companies, regardless of who supplies your gas and electricity. You are entitled to them so use them.
