What is an Energy Performance Certificate?

The Energy Performance Certificate, or EPC, is more than a certificate as the name implies. It is a complete report on the recommended energy efficiency improvements suitable for the property and the potential cost savings this would make on your energy bills.


The EPC has been introduced as a mandatory element of the new Home Information Packs for all properties when they are marketed for sale, but it is particularly suited to prospective sellers who have not yet marketed their home with an Estate Agent. By getting an EPC upfront, it allows the seller to check the rating first, thus ensuring that it would not be detrimental to the marketing details or be used by the buyer to negotiate on the price. Furthermore it is possible to carry out some of the recommendations and issue a new certificate with the increased rating obtained, before then placing the house on the market.


The EPC is also suitable for those who are not looking to move but are looking to make an impact on the cost of the energy bills by identifying potentially inefficiencies in their home, whilst helping reduce their CO2 footprint.

The Energy Performance Certificate (EPC) is a review of your property to establish what energy saving you already have, where it could be improved and what else could be done. An energy performance certificate has two sections:


Section 1 - The Energy Efficiency Rating provides a measure of the building's overall energy efficiency and takes in to account insulation, construction, heating and hot water systems, etc.


Section 2 - Environmental Impact Rating details the use of energy within buildings and looks at what measures are in place to reduce the carbon footprint of the property and recommendations for further improvement.
